A modification is a 'new' extension of credit and at the time the modification is executed all compliance and regulations apply to the loan.

Secondly, commission is normally paid by the seller, but there may be instances where the buyer owes it, such as if you retain an agent who works for x% and the seller doesn't pay it....perhaps you're really signing a representation agreement w/ that information covered within.

They’ll also want to know the note duration, what happens if they need an extension, amount you’ll lend, location, LTV, and I don’t remember what else.Don’t loan far from home because you’ll want to drive and see every property you loan on.For LTV, we loan on a percent of the purchase price, not ARV.

your talking about Senior deferral... and yes I got nailed on this one as well. as I had never heard of it before.. at first it was 90k and I could not figure out why no one was bidding.. in those instances your either the smartest guy there or your the dumbest in that case I was the dumbest.. my attorney got it knocked down to 40k.. and the market was kind to us.. so I did not lose totally.so the only way in OREGON to check on senior deferral is to call the county on the phone.. or walk in..
