I want to note that ethically, I do not feel comfortable collecting rent from her next of kin so the component of obligation of the estate is largely irrelevant.You are also apparently supposed to secure all of her belongings and note anything that is removed by family members that you allow to visit the property.  

You may never collect but there is a chance and at least you put the rest of us on notice.

Could also be something as simple as downspout extension and grading of the yard. 

You could always have a property manager screen and locate the tenant then you collect the rents after that.

My thoughts were that the PM unilaterally decided not to enforcre the lease agreement, so they should eat the fee since they didn't collect the break lease fee, which would have covered the new lease fee and some.

It's hard to be profitable - A lot of wholesalers like to flex how many deals they are doing or how many assignment fees they have collected.
