We haven't had a meet up yet as there just hasn't been enough interest, I'm hoping to start trying again after the holidays.

Before I continue, know that I am a Realtor in Las Vegas and my practice is almost exclusively remote investors.

She asked about a move-in date and we discussed my desire for a 15 month lease so the lease isn't expiring during the holidays each year. 

Martin and I talked a little about it for this month/next month but with the holidays and all the other meetups I attend trying to find the right week was hard for me.  

Some unsophisticated buyers(i.e. bad realtor's prey) sign an exclusive representation agreement with their buyer's agent which forces them to give him 3% of the purchasing price whether he showed them the home or not.

The owner have signed an exclusive representation agreement so the agent gets his 3% commission when the house is sold.

And weekends and holidays add to that.

I have purchased 18 units over the last 5 years, exclusively in Whittier.
