A good alternative to the 1031 exchange!

I am doing a 1031 Exchange and want to verify the portion of the gain which is taxable.1.

I understand one option is the 1031 exchange, but my plan is to sell to pay for my kids college education.

I know, it has to cash flow, but curious if anyone has any insight into:* How to estimate insurance costs (flood, windstorm, and standard)* How to best verify a property condition (considering the location)* How to know good areas (some homes have been abandoned for years next to new builds, quality can be street by street)* General tips or recommendations for what to look for, or look out for

Any insight will help.

I use info from these sites as a general gauge / starting point and combine with insights from my realtor.As I mentioned in my original post, I chuckle because my realtor seems to hate them with a passion and not trust anything they have to say.
