Now to be fair, I am in beginning stages of choosing a property and was referred by a friend who works with a realestate investment co in memphis who uses the mgmt co posted...and I have not spoken with seller or mgmt co. 

If the market were more of a buyers market where I had some leverage and I could find some deals, I would feel more comfortable jumping into it at this stage.

I am looking for one as well but am focused on a different business (excess proceeds/unclaimed funds) and haven't had any luck with my existing relationships.
