Can I go and buy a house of this quality with 20% down for the same amount of money I left in the home?

Quality of service is so important when dealing with a tenant, that the rest shouldn't necessarily matter.

This is all depending on the location and quality of the property obviously.  

Loan terms for this transaction structure are excellent and now is a good time to lock in a low 10-year fixed rate on the financing.

Give them small jobs to judge their character and quality of work.

Make sure that you have an excellent GC lined up who understands the process and is comfortable working with the 203k loan.

Just use Excel to do these..Real estate does better if you can either far exceed the 1% rule (because although it can compound, it doesn't techniquely)...also those that get insanely rich off real estate generally are buying when the economy is in the toilet and time it perfectly (there are other aspects that I'll mention later, before anyone freaks out reading this :). 

Anyway, I am looking at doing my first BRRRR and have considered two paths to getting the 'B' done with a cash offer:1)  take a HELO out of my existing rental to supplement the cash I have on hand for the full amount of purchase2)  partner with someone to supplement the cash I have on hand for the full amount of purchaseMy concern is, even though I have excellent credit, will using the HELO for the purchase hinder my being able to complete the refi on this BRRRR?

They can change quality down to D, but I don't see that often.
