Can I use it as colleterial for a loan to add to the down payment amount for a new prospective investment property.

I'm just wondering if there is a way to optimize the amount of cash I pull out of the existing and the amount I put down into each new property to get the maximum cash flow and build equity.

House hacking with FHA loans right now in most markets is not a great idea.

I don't want to remain in this house but my parents would like to keep it, just to have some equity in the US.

Real estate rentals are not really considered "businesses" in some sense because virtually all the value is in the equity of the real estate.
