The other 3 charge around $700 a week for a nice room with 2 beds and access to a pool, weight room, and free breakfast.So I charge $400 for 2 bedroom places that are as nice as the $700 a week motel, but people can cook, do their laundry, have their wife visit, shoot a bow & arrow in the back yard, process a deer in the garage, work on their vehicle, etc. 

@Ali Boone The reason why I like sites like this is because there is no emotional attachment to the person you're speaking to.

She also got a dog while we were in the process of purchasing the duplex.

Currently, I’m in the process of developing a 3 bedroom single family house with my friend who is a general contractor.

I have a bachelors degree in Business and am in the process of selling my share of a company I helped grow from 4 to 25 people over 8 years.

I am busy with transactions in process so have to allocate so much time each day to the process.

Any advise or thoughts on this process?

San Diego city is in the process of formalizing their STR legislation. 

Whether you should do so will depend on the amount of realty transfer tax you need to pay since it's not cheap to hire an attorney to handle that process for you.  

If there is no contract, no license, and no process, nobody really knows who said what and when.
