Do you just go with bland neutral colors (eg a coat of primer and grey/tope) or do you do something else?

I'll share the answer as a reply to this forum post in case anyone else has the same question.

Basically a question to ask: Is there something else I could do with that $2250 that would allow you to increase cashflow/rents by ~$50 per month or more?

Whether it needs to be addressed or not I’m just wondering when they send the 3rd person will they find something else.

We do them all the time because we have co-signers for all students, and lots of times the parents live somewhere else.

Is it easy to cancel because he has somewhere else to go?

@Derek Hebert, seeing as (it reads like) you're already gazumping someone with prior (probably conditional) claim, what's to stop someone else doing the same to yours?

I've actually learned a lot about note investing too, and let someone else do the underwriting, the collecting payments, and the dealing with the borrower.
