Depending on where you hold your license, there can be monthly, quarterly, yearly dues that can cost hundreds of dollars to maintain.

Best bet would be to turn it over to a collections agency and take the few dollars (if that) they collect.Sucks, but it is reality.  

But if I can make a couple hundred dollars cash flow and get back the money I put into it to get it, that’s all I would expect.

Completely not helpful,  but I grew up spending a week, midway up the south shore ever year. 

This mistake cost me $5000.00 dollars because I paid him first.

@Rachan Malhotra I think you attached the Florida only list, lol...what is the relationship between fast growth a doing well as a housing provider...aka "real estate investor"Every city in America is facing an affordable housing crisis right now despite the market flooded with federal dollars and more programs than you can count...quite frankly, you can do well almost anywhere.

The property is in distress due to the living there and we have thousands of dollars from mold estimate just to remedy which doesnt include the thousands it will take to refix the things they throw out and cut.

By this I mean driving for dollars and seeking out properties that are in disrepair or that have great potential for an ADU or up/down duplex or something else. 

The bigger problem is just that you will likely run out of home owners to call on and/or it won't take too long until your driving for dollars strategy has already exhausted the inventory.
