I have no issues negotiating price after initial contract, just be sure to get it all in your DD period for a refund of EM.

It is worth mentioning that besides my current student loan, I have no credit whatsoever (don't know if this would be an issue when I apply for mortgages).

It appears that this issue has turned away potential tenants at your property.

And my guess is that most people would not want to be displaced for months or years so I don't think finding motivation is the issue.

Stefano, Most agents would be happy to help you set up a search as anyways in most cases we are used to getting into longer term relationships and a 2-3month wait period is not really an issue, a lot of agents will want to know if you have been pre-qualified as that will usually help them understand how really ready you are (regardless that you will not be looking to close on anything for a few months).
