I dont believe most of the small guys have a clue what is involved or how it could benefit them, ones I have dealt with are comfortable with eeking out a job here or there to pay for daily life, they have no ambitions for anything more.

I'm guessing there are absentee owners who are already sick of landlording long distance and want to be rid of their properties and move on.I've seen a few people here complaining about a low response rate from their absentee list, so I'm wondering if my criteria hasn't been hit as hard.

I bet within driving distance of you there are less desirable neighborhoods (to homeowners not necessarily an investor) where there is a better opportunity of getting discounts.
