This may not apply to every investor, but I bet many fell prey to this:3% down allowed higher affordability/cash flow projection.

commercial lending dept at your local credit union will be your best bet if refi not possible but typically have a balloon after 15 yrs

Granted the rehab costs may make further investment unattractive, but I bet you can flip it for $1000 or more.
