Looking through the Wind Shield is the future Cap Rate of your Investment Vehicle.The properties I purchase accepts a low Cap Rate for future returns.Bonds are not moving Cap Rates, but their Market Prices will fluctuate.I wouldn't buy a bond now since it is anticipated that Interest Rates will go up, at least in my opinion.Staying with the kinds of properties I have been buying has been beating the Stock and Bond Markets for the 21 years I have been investing.I know it's a very difficult concept that the future can be predictable.
