I am trying to build a network to better find off market deals but it is taking some time - I think it will come if I am patient.

Perhaps, you could patiently keep buying where your other properties are in the good part and scale gradually instead of going with the outliers.

Be patient and spend some time consuming the success and failure of investors who are achieving what you want.  

also avoid (or at least patiently, thoroughly screen) anybody who is in a big hurry to rent,   and run away screaming if they offer to pay multiple months up front in cash or they try to get you to to skip any portion of the screening process, or start in on the sob stories.as for finding people with credit better than 700:https://www.fool.com/the-ascent/credit-cards/articles/heres-what-americans-fico-scores-look-like-how-do/so roughly half of people have credit of 700 or better.   

On top of that why not tell the people how many patients recover from this “pandemic” 

You just have to know what to look for and be patient.
