So far my 2-bedroom listings have generated a ton of bookings but I'm starting to consider STR for my larger properties and I dont think I'll have the same demand on 3 bedroom or larger properties so it would seem to be far more effective to rent out by the room.

Not having an agent had zero effect on it being a desirable or nondesirable offer. 

As for "bleeding cash" -- we're certainly not the first startup to be unprofitable for a number of years during its development and/or scaling phases, nor will we be the last.

I realize that once I pay the legal fees, I'm effectively ouut that money.  

@Pat Parrillo - thank you for the insight Pat that simplified analysis demonstrates nicely how a financing decision for a single property potentially has a significant effect on your long term goals.

I've blogged about how much I hate dealing with banks, love the owner financing option, but I'm learning the benefits of really developing relationships with bankers, especially as you pursue additional deals.

I am curious what people have found to be the most effective way to find a good deal on office buildings or other commercial real estate.

Not sure if it will stop me from buying...this property is now in the hottest development area.

Several third-party software developers make such add-on/plug-in packages for Excel.EDIT: Be wary of any potential analyst doing this without using some type of Monte Carlo simulation or similar technique.
