I think its probably WV thats the problem.. hard to figure values maybe.my deals were done in 10 days or less.. they used in house appraisal  IE desk top.. as for underwriting me personally it was quite easy... no docs.. they simply wanted proof that I had bought and sold 300 plus properties in the last 5 years which provided me with their very best rates and terms.. ( U have probably seen their matrix) and of course i put substantial down payment like you probably have to do.. they used whatever on line public info to verify my real estate activity and well frankly its as easy of loans I have ever done...

They even offer renewal reminders via email.I found the REBNY on line lease creation a little clunky when I checked a few years ago after they switch over to online.Up till a few years ago, I have "addendums" that I kept on my computer that is specific to particular rental units.

That discussion aside, the OP said all in — i for a fact will not believe that it is “all in” if ALL costs are not included in the 65k (or 67k : 65k build and 2k land closing) from the first day of buying the land to the day he hands the key to the tenant or the bank sends him the money for the refinance (since he was making the computations earlier that he will be out of pocket only $750 after the bank wires the refinance money). that would make it that all your excluded costs mentioned on your personal experience be included in his.
