I also wouldn't call Plant City a real desirable area.  

Finished basements are desirable in Kansas City but it's due to the additional living space, not really because of safety.

I would say any property that is close to things that are desirable is a good rental property.  

If you go to her with a genuine desire to have a win-win outcome, she will sense that and it will build trust.

I see this as you wanting to sell and taking your friend to the corner of Hope and Desire without having bus fare  to finish your trip.
