They can't deny a video they are in.Check your lease and local statutes to see if you can start eviction proceedings for excessive damages.

I also find that renting rooms is most suitable, near down town, on a bus line, close to shopping, near a park etc.

I have a property up for rent and I got a zillow application that I denied for not having 2.5x income to rent ratio as well as not showing any employment history.This person called my cell and went in a tirade about the denial accusing me of not wanting to rent to her because I don't want section 8 and that its illegal to deny her on income.

Note I think in your case the seller will deny knowing about the issue which was not possible in my case (the city had served notice to the owner of the issue so he definitely knew about it).Good luck

With this said and based on the info provided and your list; this would likely be a good order: WindowsFurnace (possibly, get a someone to check it out be prepared to pay $3,000-$5,000 if new is needed) Master BathroomPaint (do this before flooring and you wont have to worry about protecting it) Flooring (LVP all day; go for 12-22mil if you can, its only a bit more but will take abuse much better)DeckHow much should you put into it?

@Denis Boyda - North shore may get more attention because of population density but I wouldn't necessarily say that the north shore is any more desirable than the south shore.
