hello...I am looking for answers for questions that a experienced landlord might be seasoned with.If I own a primary house that i have owned since2011, no mtg, this willed thru a trust, want to rent it out for say 5 years...can I move back into at that time and just live there till death without any capital gain issues.i own 2 rentals at this point,luckily I have not had any tenant problems.

Crazy people,,,, have a spotless house,,,dont EVER clean the shower tub,,,never turn on the hi efficiency natural gas furnace(high bill is less than a hundred dollars in COLDEST month,and each side of that half maybe), heat with electric space heaters for 3 times the cost(must have half froze to death doing it),,,go figure,,,takes all kinds I guess. 

When I see these death boxes I know it's going to cost me or my client $2200 right away to replace and do a heavy up.

We came from living off food stamps in a 2 bed/1 bath house that barely had heat to living in a 4 bed/2 bath house with 4 rentals.  

the parents wouldn't buy and rent these one beds to their kids friends.

-Approx. 1100 sqft-3 Bed/ 2Bath- Split floor plan-2 Car detached Garage- Steel construction-In good shape structurally, could use interior paint on walls and cabinets. 

We want to know such things as the vacant rate , average home price, metro size, average metro unemployment, average 2 bed apartment rent.  

I estimate the value in the $142k - $180k potential based on the first few comps within a close proximity of the home.  6800 Kelmscott just sold for $142k, little smaller by 280sqft. 2645 Green Mill just sold for $177k and is same size/beds/baths.

I would love some feed back etc. it's a 2 bed 1 bath appraised at 48K im going to try and wholesale it at 32K, but the pool concerns me.

Sq footage, beds and baths were listed incorrectly on the tax records which weeded out 99% of the competition!
