I'm still new but learning daily, I have 1 rental right now and cash flowing 500 a month owe 120k on the house it is 1000 sq ft 3 bedroom 1 bath and is worth $330k I have had a couple people tell me I should sell it and and use the cash to buy 2 different places to have 2 assets instead of one. just wanted to get other opinions on this, with it cash flowing is it a good idea to off load it?

We just have all the main vendors on speed dial… The biggest being AC repair, Plumber, septic, and occasionally and electrician and roofer. 95% of daily issues are handled with one phone call.

@Cathy MalmroseAll else aside, your son is essentially a landlord for this time and he could put together a lease agreement immediately (ideally with the help of an attorney), which outlines a security deposit in case of damages, requires the prior owner to obtain renters insurance, who pays utilities and any daily rent- especially a daily amount that’s high if they stay beyond a certain date.This would at least cover the primary points in a leaseback.I’m curious about when and how the sellers made the request to stay past closing that your son agreed to - was it just between the two parties or was the Realtor part of that conversation?

I've used TenantCloud on a trial basis and was pretty impressed for such a low price ($10 a month if you accept online payments, otherwise free).Software is a common question on BiggerPockets.
