I see not much activities in six months or 3 years -- Cash Flow is monthly payments receievd against promise to pay or contract -This could be like an Owner Financed Mortgage Note when he / she sold the house and carried back a mortgage.

Sold the property at market price and made %10 discount that builder gave me.Builder made $40,000Me a quick $9750, would of made $14,100 but....I had to sacrifice roughly 3% closing costs to buyer (as builder did for me) for a quick close.

Do you gauge expenses that show on their bank statements to see what other spending patterns and expenses they have (not as restrictive as banks of course, but the premise is, will the tenant be able to pay for the rent)Secondly, always ask to see a copy of their rental contract to the tenant, or better yet, if you have your own, ask if they will use yours.
