I'm concerned with a major liability. 

Use something like https://latchel.com/ and have a backup who can authorize work, maybe leave that same person a credit card (assuming they are trustworthy, like say someone you'd give power of attorney to).

And, I have more concerns about monetary funds than RE.

I amNot concerned if they make 2 payments to get it there.

This leaves you open to do one but does not announce that you are. 

This leaves me with a negative cash flow of $46 per month not including all of the other expected expenses.

I never have to chase them and I've enjoyed the fact that my tenants contact me for maintenance concerns thru the app.  

Either way how do you leave 500k in a house???

I was taken aback by the sheer Income potential that was compounding in someone else’s account while I was sitting on their balcony...the calendar was booked the week before me, and the week after we were set to leave...assuming everyone paid the same rate I did...I was blown away by the $6000/month earning potential...Does anyone here have experience  with this sort of real estate investing? 

Account Closed so as long as you leave it in the IRA there’s no tax, but if you take it out then they tax you?
