How are you funding these deals?   

Is the title company reputable - this part is easy2.

Title company writes for payoff demand and you pay it off in an escrow. 

I am looking for a insurance company that is coat effective and works with fix and flip/construction property and liability insurance.

Also Philadelphia is has a rental improvement fund for landlords to do improvements to  their properties with a 10 or 15 year forgiveness. https://phdcphila.org/residents-and-landlords/landlords/rent...  

As someone looking into real estate investing (currently trying to find an affordable multifamily to house hack), it seems like its going to be difficult finding funding as most properties that aren't in complete disrepair are close to 200k, and dealing with the properties that do even fall below 110k seem like giant investments in terms of how much work, structural and big ticket fixes, where losing money on a deal seems much more possible than making money. 

Will the bank or insurance company require them to be removed? 

The company we use for credit/background checks will not allow our company to share that information with anyone else, not even the property owner (when we are acting as the property manager).

Do they offer company stock, and provide passive revenue share income which is willable to your heirs?

My title co. recorded my deed, but did not release my funds to the seller's mortgage co.
