My advice to you:-learn how to communicate and build rapport.

Make sure you are working with a realtor clearly understands how to structure these deals on paper, and clearly able to communicate to all parties in the transaction, there can be a lot of moving parts.

If they are not communicating, they clearly are not in compliance.I highly recommend you have your attorney send a copy of this form to your tenant.

Again, placing a phone call will actually open up the lines of communication more than unanswered letters  C) to motivate an investor who does not want to sell, to become a seller it typically only takes one thing: a really high purchase price.It is a seller's market, and most owners know that.  

While our deck and railings are secure, I constantly fear someone might do something foolish -- or worse, a child might do something naively -- and fall.What is the best way to help communicate safety to guests, and what are steps I should take to minimize liability should something happen?

The tenants are exhibiting a pattern of under-communicating; this is not negligence on my part. 

They felt overwhelmed so they took the ad down and relisted it at $2400 per month and got eight inquiries and was able to pick a tenant that they are very happy with.I agree a lot can happen in a year but that is why as landlords we need to screen, have reserves, and keep open lines of communication with our tenants. 

My communication with contractors is not even close to automation and I usually have to do reasonable planning on a Gantt charts, then manually write up contracts.

But I am not ok with the way how this communication handled.So, yes, it's a personal conflict that i will not accept from my representative, and second - she is putting my deal in jeopardy, pushing me to close when I ma logistically unable (need fore time for funds transfer since it's cash and it's in investment account) and she puts my deposit at risk by not complying to my continuous requests to file the extension.I just had to email the listing agent and ask for the extension or termination, as I don't see another way to resolve it.

The key is communication--you have to agree on a vision and communicate, communicate some more.
