If the difference shows a profit you are comfortable with, get that deal under contract!  

@Robert Taylor Not early, but me personally gives a comfort level knowing on 12/31 property taxes are paid.

We had a total of 12 people (plus 2 babies I am comfortable saying we had 14 people at the meetup) showed up to attend this meetup.  

There is already a level of comfort and usually they know to an certain extent what each other wants.Last on my list is syndications where they want long close times and it's not  a blind pool and they have to raise the money and some buyer might drop out at the last second.I have sheets and a screening process for my buyers.

Right now, I feel comfortable "owning" the process, knowing that any mistakes in judgement are my own.

The house has positive cash flow and is within my comfort range albeit less than the 1% rule.

Guess we need to figure out how high we can go and still be comfortable. 

I think I now am comfortable sending my yellow letters.  

This one won't necessarily appreciate super quickly, but I got it at a price I was comfortable with where I should be walking into a good chunk of equity right away.I agree better schools can help, but that isn't totally necessary in some areas.

@Will Wu   She may also be feeling overwhelmed because she just lost her father and this is outside of her knowledge and comfort zone.
