This might be the middle ground for you to still have boots on the ground while simplifying your self-management burdens.

If you spent 3-4 hours a day of that cruise reading the top 10 real estate books that are suggested here on BP, you most likely would have gotten some similar knowledge (and got a trip to boot!).

Any time you need "boots on the ground" for whatever reason, find someone that can fill that role and add them to your "team" to call.

Those are not great deals and they're in very bad areas to boot.

But if someone who knows little to nothing it's a Boot Camp indeed.

If you are going true turnkey, they will be your boots on the ground from the time you find your ideal properties, until that property is tenanted and beyond.

Picking up a local co-host would be a smart move to have some boots on the ground once you get your handyman, cleaners, HVAC, plumbers, etc. 

If the bf/gf is an occupant they can boot them out when they break up as opposed to being a tenant where they have equal rights to stay.

It can be done but you'll need patience and boots on the ground that you trust and know in real life.
