I like black appliances more than stainless.

If and when my tenants move out I will go over their unit with a magnifying glass and black light.I wonder if this is even legal. 

Area demographics: half is Spanish speaking, median income is about 38-40k, 40% white, 22% black, 21% latino.

Not something I would have done, but it actually looks good with black trimmed windows and a vinyl plank front porch.

This is unrealistic unless you take the advice here and essentially gamble your $60K by betting on black (stocks will go up) or red (stocks will go down).  

If you use the latter, it becomes more black and white about what you are willing to look past and what is most important to you.

They have vinyl plank in black “slate” and if you get a black vanity top it would pull together the black tile trim on the tub surround.
