As far as automation, I'm thinking in terms of a seamless process for receiving applications and processing background checks, some kind of built-in follow up system for late rents, the same for handling maintenance or update requests, etc.

I have considered doing some kind of online payment, but haven't decided yet.

Even if I were to send my excel sheet in to someone else to mail, I STILL would have had to scrub the data first, so that's kind of a sunk cost in time no matter how I do it.

That kind of bothers me as I want agents to take me seriously.

FYI, my mold guy told me if you spray mold with bleach it may discolor the mold, but not kill it depending on what kind of mold it is.

That being said, Quickbooks is a pretty poor platform for the kind of inventory production accounting involved in flipping.
