They'd be much better off saving a decent reserve, then getting a cheap SFR rental for $60-$100k that cashflows, or house hacking by buying a duplex with an FHA loan for 3.5% down so they can learn how to landlord and start off with a small chunk, but also be able to hand the financial risk of real estate.
