I have a little money saved, and could go find a cheap rental right NOW, but would it be better to wait?

I am still learning about REI, but I'm from a little north of Waterbury, and am thinking of purchasing MFHs really cheap in Waterbury and making them very Section 8-friendly.

They'd be much better off saving a decent reserve, then getting a cheap SFR rental for $60-$100k that cashflows, or house hacking by buying a duplex with an FHA loan for 3.5% down so they can learn how to landlord and start off with a small chunk, but also be able to hand the financial risk of real estate.

Cheap taxes, cheap houses, and definitely not as rough as say Aliquippa was for creating rentals.

Both are long term play with cheap buy in.

As far as a $1,000 budget, I would probably do a few things:1) design and buy a back window sticker for your car (or tailgate of your truck) so when you’re driving around folks will see what you do (very cheap and effective advertising).

I have not heard of a one and done solution for cheap.

Vinyl replacements are the easiest way to resolve that issue, but often not cheap all things considered.
