Do not chase for leads (buyers or sellers) without being credible.

All of this will happen alongside other like-minded investors who are pursuing the same goals and chasing the same dreams as you! 

When I get a hit, I copy the mailing address,( I love out of town ones) and I check the deed - was it joint ownership, was there 'right of survivorship' etc - these notes help me to decide on which properties to chase,.  

Why chase a tenant when the owner is right there?

Where here you will be chasing cash flow until you or your PM burn out.Could be great cash flow, but other than that it's a headache and risk.Just my 2 cents

My biggest advice for out of state investors is finding the right team members who has your best interest at heart (and not chasing a commission check or see you as a paycheck!).

Yes, its possible, but sometimes there are things more important that chasing wealth... like getting to a place where you can afford to do what you want... lots of folks settle for 7 figures (moi included) but your goals maybe bigger :) but my point is make money to be free.... 

If you choose to keep going back to court chasing after non-payment, plan to spend a day each time you go.
