The solution was to put in two large cisterns where the water could collect and receded naturally...which I found out caused the basement of house on the end of the block to collapse in on itself.

Also, if your tenant is month to month, be aware that you continuously collecting late rent might have tacitly reset the payment date, which could cause you to lose if presented properly to a judge.

The main issue I have in Miami obtaining financing is passing the owner vs renter ratio in the condo questionnaire, this ratio is always off causing me to lose financing and purchase my properties cash.

This seems like it could be a potential cause of conflict: if I own one side of a duplex, what if a shared part of the structure (the roof, for example) needs to be replaced, and the owner of the other side doesn't agree?
