Older homes have more risk, in my opinion, because things may not be level, you many not be able to use standard/bulk items, specialty items cost more, you need to create a space that matches the house period, and the potential pool of buyers who desire older homes is smaller (at least in our area).

Our business partner thinks as long as each potential buyer is told ahead of time what the situation is, and they are okay with seeing the house as is, there should not be any problem.

I understand that the contract between myself and the seller would be the P&S contract and the contract between the potential buyer and I would be the assignment contract (correct me if I'm wrong).
