I'm trying to get myself set up with some analysis tools for MF investments, and I really like the "Value Play" model that Berges has in his "Complete Guide to Buying and Selling Apartments".

I pay them all by check and all have legit full time business.....no "side work" guys.

Hello - I'm looking to start my short term rental business and am considering buying a property in Ocean City MD.

I’ve heard it is bad practice to personally guarantee a business loan. 

And that’s too bad, because the concept can lend “clarity of purpose” for many investors.Often, we in the real estate arena, get caught up in our real estate “business”, with an emphasis on “cash flow” or “spendable” income, the professional investors equivalent to salary for the wage earner  and met income to the small business owner.
