I dont personally find much to like about the Oregon coast other than in my business I would never spend time there..

It's a great way to build wealth and learn the business. 

I'm putting a business plan together for a short term rental and I can find plenty of data from comps on projected vacancy rates of established rentals, however, I know I can't expect to come out of the gate with 50-60% occupancy.

For now it's business as usual.Major cities, including Phoenix, Scottsdale, Mesa, Sedona and others, have adopted their own STR rules and regulations, primarily requiring operators to register their rentals.

Any advice or insights would be greatly appreciated.Thank you.Since much of real estate business is built on the utilization of debt, you’re going to have a limited universe to deal in.  

My cat business partner and I buy cat trees on Amazon for $60 to $80 put them together then charge $5000 for the newly constructed cat tree...hahaha

Other parts will depend on the business model of the brokerage and how the owner or owner/broker decides to assign responsibilities.  

@Thomas Shepard, appreciate the input, but PM is a very low margin, high effort business.

I have been in the brokerage business for years doing deals for many.

Have you thought about the specific strategy you are going to use or what your business model might look like?
