Understanding and underwriting complex deals?

I'm looking to purchase my own property and want to use the money from the sale of the property for my next home but all the equity is under the business name. 

at 30k  not sure how many would be interested in that small of a deal other than mom and pops. 

Based on their business filings, they have been in business for over 18 years.

I bought my first rental property around my 18th birthday and also got my real estate license around then (all while going to college, trust me it was a little busy).I kept busy buying properties while I was going to college (UWSP).

Find a mentor who is experiencing doing deals.

I agree several of these could be deal breakers depending on your particular investment criteria.
