I'm still absorbing info at a steady pace while trying too build a network. haven't come across any deals that work for me yet but I have been sent a few from a couple people i've met so far. i'm still open to any one that can send me deals in the CT area. i dont have any specific market singled out, but my budget will pull towards then lower classed markets, which I'm fine with. thanks in advance.

The assessed value includes the building, land and building components.

The market is far less important that the team you are building to invest with. 

If you start building in one area and you move, you are starting new trying to build relationships.

All this is in you to identify what best you can do with what you know.At the end, this partnership will build on trust or you won't be able to sleep at night.

In addition, building into  the business model an intentional refinance in a short period of time, you are incurring double the financing costs, which eats away at your equity, and also resets your loan amount to potentially a higher amount if you are rolling in closing costs.

I’m in Rochester, MI.I do have an acquaintance that was doing flips in Detroit and is now building a portfolio of long term rentals in Detroit. 

I do not have this in my rental but its something that my wife and I have earmarked as a must have feature of the future carriage house we are building on our current lot, (long in the future dreams). 

Then like others said start to save as much as you can to build funds up in the background.
