However rent is due every month on 1st as mentioned.Do i have to wait until next month as they use up their "paid in advance" last month before serving a pay or vacate, or has the tenant broken one of the terms in the lease by not paying on time at the beginning of the month ?

If the tenant is destructive, engaging in illegal activity (read growing pot) or has broken the lease by bringing a dog when it is disallowed this is a great deterrent.  

If the numbers work when broken down in a spreadsheet then we send our guys out to bid (before purchase, assuming they can get in).  

I have seen Broken Arrow sell out so fast. 

Unless your roof is made of razor blades and your siding is asbestos wrapped in tar and broken glass I'd say the price is a tad on the high side

I hope everyone enjoys the sub forum and it picks up now that the ice has been broken.  

Anyway, the basement ceiling is covered with old broken tiles, and inspection report clearly states that might contain asbestos.

So no formal appraisal or inspection but we do have a form you'll fill out and we are looking for photos, comparables, and a broken down remodel plan.

i understand that a service call for a broken appliance is going to be there and that any company will need to get paid for what they do... i would appreciate any thoughts anyone has about their experiences, and any tips that would help us... if anyone in this area that has input, i would especially like to hear from you..thanks for reading and for your response...
