Does your lease not say if they don't take care of yard that you will and they will be billed?

Hello BP fam,I had a question about when you can transfer water bills to tenants, who have a lease in place.

What do you bill clients for and what do you cover?

I received a call from my lender with unsettling news an hour ago.Apparently, since I currently live in an apartment and do not own my primary residence, the underwriter will not be able to ratify the purchase because on paper, it seems as if I am attempting to purchase the rental property as my primary residence- even though I showed documentation of my current lease agreement and two months worth of utility bills.

As @Bill Brandt mentioned, turn over can be an opportunity to increase rents.

Kind of weird situation, but my insurance paid the whole bill and it worked out.

For example, send them a bill for $50 or return $50.

If you are in this for the long-haul, cash flow isn't really that important right now...assuming you can pay your bills without it.

We don't really want to draw down any of the investment money to pay bills by accident.
