If you can partner with someone that has a contractors license, you may be able to obtain private money or sell the opportunty for a share of the profit or for a flat fee in escrow. 

In addition to the above uncertainties, I have private lenders who are interested in loaning my money for a decent rate.

I find that MF's are even more private and insulated than finding off market single family homes. 

If that is not an option than maybe look into hard money or private lending.

The biggest advantage I see in getting the license has been the increased exposure to real estate and being closer to deals on a daily basis.

Think about it--there is private lender financing (no friends or relatives) always available. 

Another option is hard money/private money but that has its own set of risks.Bottom line is keep learning everyday!
