I keep my Real Estate investing activities contained within an LLC for accounting, and liability purposes.

While I have a few in mind, I would love to work with a broker or agent that is actively involved in REI. 

Are you an active investor?

That means that they would not file their own federal tax return; the activity would continue to be reported on the LLC owner's tax return (in this case on your individual tax return). 

I am looking to offload some of the activities.

Sounds like $15k might be a generally safe bet on houses that look "pretty good"... and obviously upwards from there if adding an additional room.Property management fee: Yes, 10% was my starting rate there, but I have 4 properties in the area currently and my management company has a portfolio rate of 8% once you reach 3+ properties through them which is a nice little bonus.I should have caught the property tax difference!

need strong active and experienced alpha male type manager who will vidit walk thru inspect monthly . most downtown lewiston is sec 8 and non working adults. a large population of class d houses that are damaged and tenants here work eviction court system every Wednesday. 

Lots of activity on those auctions though and typically get bid up higher then my MAO.I know how to find the owner and contact them directly but what is the process to buying directly from them prior to the auction date?

Looking at recent activity, there are a lot of properties for sale, almost none for rent, and a lot sales happened in 2017.
