Because the island has 3 "accessory units" on it (in addition to the main lodge, there are 2 cabins and a livable boathouse) every Fannie Mae and Freddie Mac lender's underwriters denied the loan because of an underwriting guideline only allowing 1 accessory unit.

And yes, Vancouver, BC is a beautiful place to live and has the mildest climate in Canada.  

My first post, go easy on me...I own a Duplex In the bay area that has an attached ADU (accessory dwelling unit) or granny unit.

I have only worked on a couple of them over the years and I think the older ones are really a labor of love and most log home owners are not aware that their old beautiful log house is rotting around them.

I bought a beautiful home to flip. put additional 10k into it(it was all it needed) I thought i would be a quick flip, but took a year to sell. everyone loved it...but.. the neighbors were to close, the street was to busy or they could hear traffic from a distance. ??? 

FL Hospital just built a beautiful new campus off of Marden Rd near the 414/429 toll road interchange and are in talks to develop the surrounding vacant land into a lake Nona style medical village type plan.

There's a company called Liscott Custom Homes in Castle Rock that did some really interesting modular infill units in Colorado Springs on East Kiowa St, they turned out beautifully. 

The beautiful thing about participating in syndication is that it doesn't matter where you live, you can put dollars to work in the best market and people for you.
