I'm involved as an owner and operator with a national top 3 food franchise, and I can tell you there profitable in the right market.However, the barrier to entry is high.

House hacking has an easy barrier to entry as you only need 3.5% down on a multi family2.

If that's done, look at investments that fit for your 2024 barrier of entry but have the risk tolerance to hold for the next 15 years +.

Some seller's agents will see this as a waste of time, others will just be glad their phone is ringing since the property has just been sitting on the market.

I can point to plenty of no barrier of entry markets in the US where you can easily complete the BRRRR strategy but the real estate is lousy and the equity rarely translates to an actual gain.

Personally I prefer davenport and four corners area over Kissimmee, however there are cheaper taxes there and generally a lower purchase barrier for entry.
