We have a C2 zoned lot approx 1.2 acres that is flat with nothing on it. 

Many people just set aside a flat percentage for CAPEX reserves.

The kitchen had walls that were wonky, not flat. 

@Samuel Lindgren your best bet would be to bake the averages into the rent and then advertise owner covers water.

@Jelani Fearon is it flat out illegal to do it or is it illegal to have more than a certain number of unrelated persons in the house?

The average Agent/Realtor is slow, uneducated and very inexperienced.Even realtors that have 30+ year experience have never made a seller financed offer or any creative offer.For me, realtors get flat fees, if we work with them at all.

Very hard to flatly price it by $/sf because homes in Boston and New England in general have all different conditions and are older so there's no stable metric to be able to do this. 

@Marcello Di Gerlando, like @John Underwood, I just charge the guests a flat rate and I charge a bit more to cover the costs of cleaning supplies.Except for this year, my new cleaner is back in Coeur d'Alene and the drive out and back makes our home a single day cleaning so she is charging us $300 to clean it.
