Hi Hannah,I started my real estate course this summer, passed my test and am just beginning my realtor career here in WI.  

I have found it somewhat difficult to find multifamily units in the central Florida area that are not in bad neighborhoods. 

All the flips I've done the houses are bought for cash because they are so bad you can't get financing.

Every one of them has a college degree and most of them have already completed another career, raised their kids, etc.

I've been discounting the duplexes because most provided a negative cash flow and I've heard Brandon say once or twice if you don't make money on the day you buy, you bought a bad deal. 

I also think it's our duty as consumers to review people we do business with- whether the experience was good or bad.

I keep doing the numbers and feel like the numbers are showing bad deals, but it doesn't make sense to me how they can be. 

We had a friend who was well into retirement years, their early 80s, and he and his wife still had about 20 units - it was their 'retirement thing' when they both retired early from their professional careers.

Planning to make it my second career.
