I've lived and rented here for 25 years but that doesn't mean I like the place or want to live here forever.The owner suddenly wants to sell and is kicking all the tenants out to try to attract better offers from prospective buyers.

The market is good there the home is in need of less than 20k in repairs to be very attractive and comparable to homes that have sold and are for sale at 315k-340k in the neighborhood.

Personally I'd rather spend a bit more money to make the property a bit nicer than the competition and "hardened" to attract a better tenant.  

@Na R. if you're searching for private money, there is the Marketplace here you can post on to attract lenders. 

If you don't have the funds to do what is necessary to attract new renters at the new rate (new carpet, fresh paint etc.,) you might have to play it a little different.

I assumed I would get an inspection and remediate to get a delead certificate since the property would likely attract families.  

Lots of other more attractive deals out there.

I wouldn't approve an app with those type of charges and having an offender like that will make it hard to attract and keep quality tenants.
