Fast-forward to today and I am moving again this summer on military orders, and I am struggling to decide on a way-ahead or even a way-out of what I now realize was a terrible choice for a property I was only ever able to live in for 1.5 years and then have to rent out due to moving on military orders.

If you are not familiar with all of the pre-requisites prior to building permit issuance, I would recommend you first speak with a civil engineer who can create a checklist of approvals.

That should actually gave you 20% of the rent for PM, but because you such a nice and caring uy you do it for 8-10% and still provide better service than anybody he can hire.I strongly recommend you create a property management agreement for the house and I would also suggest your brother puts the house into a land trust and creates an LLC that he puts yuin charge to manage.

Really it needs to be enough such that when you have that problem tenant, who puts you through a month's long eviction process AND an expensive unit turn or CapEx problem (or several that hit all at once) that you are able to cash flow it without having to impact your lifestyle, other investments, or otherwise be forced to make a hard choice

And being a W2, non-real estate professional, while you get access to those expenses and others, to offset the income earned, it will generally NOT reduce your tax bill stemming from your W2 earnings.One thing I would note, regarding the structure of a syndication and pass through losses: deprectiation tends to be the largest line item for "expenses" and creating net losses on your K-1.

By definition, these are lower income areas (like Ryan said), but this means there's currently higher income limits on down payment assistance and mortgage credit certificates.
