On the private lending side, I would expect that private or hard-money lenders should be equally accommodating by offering either an Interest Only (IO) period or a deferral period....BUT you have to be candid with them as to your situation and state what you're specifically asking for in terms of assistance.

We all have deals held up by some lenders others are seeking opportunities to place capital and assist borrowers.

Most of that was from over-leveraged properties such as the house owed $405K that was now only worth $180K and not federally backed so I couldn't take advantage of the assistance programs.  

And it will for sure give you a lot of reps and practice in deal making.  3) Alternatively, if you are handy or willing to learn to be handy I'd see if there are any local contractors who need assistance. 

I've found regardless of bank/lender size all of our lenders have been very open to assisting us in minimizing or deferring payments until the Coronavirus pandemic subsides.

We have called our mortgage servicer, our student loan provider, and credit card companies, all seeing what programs are currently offered for payment deferrals and asking for more assistance regardless of what is available.
