Your refinance will not get approved. 

Greetings,I've been unclear on this part of the loan approval process: Say one gets approved for a loan based on their full time W-2 job.

You will need to be on title for 6 months before you will get approved to refinance on the property.

Now I allegedly can petition someone (undefined) to approve an exception to the 3% limit, but none of the details of that are laid out.

So based on the suggestions, we would conditionally approve the second person's application with a Lease Amendment to add them as "longer-term guest", for 3 months to start with, with a clause that if the main tenant leaves, the guest must vacate immediately.
