:I dunno...I’d spend the extra $83,000 a year just to avoid Austin summers, plus gain the myriad walkable amenities S.F. has to offer.right off the top you will spend zero on Air conditioning in SF and will spend much more in Austin :)  its apples and oranges.

When offering a lease signing to the approved applicant, I gently but firmly let them know that I will continue to market and show the unit until we have a signed lease, that way I don't lose other potential renters and it puts a little pressure on them to sign if they're serious.

If the landlord in exchange for paying TI's had the tenant sign an above market rate lease on a business that might not exist in a few years because of regulatory pressures from the government then it's a no for me usually.

The Air BNB operator would need to take full responsibility of repairs and maintenance on the inside of the unit as well as full liability for the actions of their guests (damage to property, illegal activity, parties that upset the neighbors, etc).
